Steel Buildings for Zimbabwe
We have not yet delivered a project in Zimbabwe and this page does not claim one. It is here because the market is on our list, and because the honest description of a mild-climate market is more useful than a page written to sound like a busy one.
The highveld sits above a thousand metres, which moderates temperature, reduces humidity and lowers the corrosion rate compared with a coastal market. That is good news for the building and it changes where a buyer should put their attention.
A mild climate moves the risk
When wind, humidity and ground motion are all moderate, the structural design stops being the variable that decides the outcome. What remains is the specification and the commercial structure, and both are decided by documents rather than by engineering.
Lower corrosion rate is not no corrosion
Sites near industrial activity, mining dust or fertiliser handling are aggressive regardless of the regional climate, and a mild-climate assumption applied to them is wrong. Ask for the coating to be specified against the site rather than against the country, as a dry film thickness in microns. Mining dust, fertiliser handling and industrial exhaust all produce local aggressive environments, so the specification belongs to the site rather than to the country. Where the failures actually appear
In a mild climate the first failures are usually at the details rather than at the materials: a ridge that was never sealed, a base plate that holds water, a gutter that was undersized for a short intense storm. These are design decisions and they cost nothing to correct at the drawing stage. Our note on the annual walk-round lists what to look at.
Landlocked, with two route choices
Zimbabwe's shipments arrive through Beira in Mozambique or through Durban in South Africa, and the two corridors differ in distance, in transit regime and in the paperwork each requires.
Beira is shorter; Durban is busier
The Beira corridor is the shorter overland leg and the more direct route to Harare and the eastern highveld. The Durban corridor is longer but carries more volume and more frequent sailings. The choice affects the delivery date more than the freight rate, because a missed sailing on a low-frequency route costs a month. Ask your forwarder which corridor they actually operate rather than which is cheapest on paper.
The transit document, and the second border
A landlocked shipment is cleared at the port and again at the land border, under a transit regime with its own bond. Two clearances mean two clocks, and a programme that allows for one will run out of time. The mechanics are on who clears customs. Ask the forwarder which regime they will use and how long the border typically takes, because that figure, not the sailing date, sets the delivery window. The last hundred kilometres
Ask for the maximum member length, mass and width the route allows, because a design that is optimal for fabrication can be undeliverable on a rural road. The splice positions should be on the drawing from the beginning rather than added when the transport quote arrives. Describe the final stretch in numbers: road width, any bridge weight limit, and whether a 40-foot trailer can reach the site at all. Import sequence is the real programme
In a market where the climate imposes no deadline, the import process becomes the critical path. Three items on it are worth deciding before the order rather than during it.
Who is the importer of record
Name the entity that will appear on the entry. If it is your own company, choose a delivery term that stops at a port rather than at a site, so that the responsibility boundary is visible. This single decision sets the whole commercial structure, and correcting it later is expensive. If it is your own company, a term that stops at a port keeps the responsibility boundary visible instead of burying it in a delivered price. The tariff description, agreed once
Ask your broker for the description they intend to use and confirm it before the first entry. Once a description has been accepted, later shipments of the same goods become routine because the classification is on record. Getting it right once is worth more than getting it cheap once. A description accepted once becomes the record for later shipments, which is why the first entry is worth more preparation than the tenth. The document set, presented in one go
Commercial invoice, packing list, bill of lading, certificate of origin and mill certificates. Inconsistency between any two of them is what turns a routine entry into an examination, and an examination is measured in weeks. Check the quantities against each other before the vessel sails. Five documents, and every quantity on each one has to agree with the others, because a disagreement is what turns an entry into an examination. What to settle before asking for a price
Three items, all of which make the quotation comparable with another.
The site, the industry and the port corridor
Give the town, what the building will be used for, and which corridor you intend to use. The use matters because a mining workshop and a tobacco store at the same span are different buildings. The corridor matters because it sets the transport envelope the design has to respect. The industry matters because a mining workshop and a tobacco store at the same span are different buildings, and the corridor sets the envelope the design must respect. The wind speed at the site, in km/h
Even a moderate climate needs the number, and it must come from the site rather than from a regional average. Give the location and the eave height and we will state the value with its source. A frame sized on an assumption cannot be reviewed, and an unreviewable frame is what a buyer discovers in year ten. A regional average is not a design value, and a frame sized on an assumption is a frame that cannot be reviewed by anyone afterwards. The intended service life
Ask yourself how long the building has to last, because that figure decides the coating system and the maintenance interval. A twenty-year building and a forty-year building are not the same specification, and the difference is cheaper to buy at the start than to repaint later. The nine-input list on what to send before asking for a price covers the rest.
Written by Johnny, who has not yet shipped into Zimbabwe and says so rather than implying otherwise. If you are preparing an enquiry for the region, send me the town, the use and the corridor and I will tell you what changes.
